InventoryBase announces partnership with Safe2

We are proud to announce another key industry partnership to help both landlords and agents manage their relationship with tenants and provide safety and security in the rental home.

In collaboration with Safe2, already the leading provider of property safety certificates across the UK, landlords will now be able to access the skills and services of qualified and insured electricians, gas safety engineers and fire risk assessors via the Workstreams network.

The number of renters are expected to increase from 4.5m to over 6m over the next few years. This is  due to relocating for work, to access more space or to bridge a gap between home ownership; meaning landlords are under increased pressure to ensure that the rental property is, and remains compliant, with Government mandated legislation for safety in the home.

A Gas Safety Certificate (CP12) must now be issued to the tenant before they move in or within 28 days of the check in. As of April 2021, all rental properties must now comply with the rules governing the issue of an Electrical Installation Condition Report (EICR) to ensure that both the supply and appliances provided are safe.

Since the introduction in of the Smoke and Carbon Monoxide Alarm (England) Regulations in 2015; rental properties must have at least one smoke alarm installed on every storey and a carbon monoxide alarm in any room containing a solid fuel burning appliance (eg a coal fire, wood burning stove). 

That doesn’t mean the landlord or letting agent have discharged their duties. Landlords must make sure the alarms are in working order at the start of each tenancy or risk a fine of up to £5,000 if they fail to comply with any remedial notice issued through non compliance.

Leading PropTech innovators announce launch of Live Inspections to assist thousands of property professionals

Since the start of the global pandemic, agents and landlords have continued to face huge logistical difficulties in balancing safety with demand. InventoryBase announces over 20,000 completed self-service property reports since the start of lockdown.

Following the launch of the self-service inspection reports facility, the industry leading software provider continues to see report numbers increase.

Proptech industry leaders, InventoryBase, proudly announce the completion of over 20,000 self-service property reports since the lockdown was enforced in March. 

Despite the Government led restrictions; it was and still is necessary to carry out inspections in order to monitor property conditions to protect landlords assets and tenant deposits.  However, with face to face contact considered unsafe during the height of lockdown, alternative solutions were needed to ensure that tenants were kept both informed and safe and secure. 

Responding quickly to the emerging situation; InventoryBase recognised the need to adapt and change the reporting system to provide a solution that allowed property inspections to continue in a safe and efficient way whilst adhering to social distancing and safeguarding rules – especially for vulnerable tenants shielding. 

The first self-service reports option launched in March was for interim / mid term property inspections. This enables inventory providers and letting agents who use the software to send a link directly to tenants, including a basic report template and instructions for use. Tenants can then complete the report using their mobile device, including uploading photos and video. 

The second update was for self-service pre check out notes designed in direct response to the Tenancy Deposits Scheme (TDS) advice for managing tenants who are checking out during the pandemic as face to face appointments are not always possible or are severely restricted.

The self-service report template allows tenants to note any issues by completing questions, based on Fitness for Human Habitation, including uploading pictures against key areas such as meter readings, keys, property security and more so that their right to comment and advise agents of any pre existing issues remain supported.

InventoryBase Academy launches safeguarding awareness training in support of NSPCC

InventoryBase Academy prides themselves on delivering accessible training to help address key areas and topics relevant to inventory clerks, property professionals and the wider industry. Their latest course “InventoryBase Academy NSPCC Safeguarding Awareness Course” has now been released. 

Property professionals interact with tenanted households on a regular basis – especially property managers and inventory clerks completing mid-term inspections on rental properties. 

It is therefore extremely important that those who may come into contact with children and young persons are awareness trained in order to spot any signs of potential neglect or abuse.

Worryingly, reports of domestic abuse have increased since the coronavirus pandemic took the country into lockdown. Even as we start to ease out of some restrictions; the knock-on effect of increased anxiety, mental health issues and economic worries during these unprecedented times will no doubt continue for some time to come, so it is important that this particular aspect of our society is not ignored. 

As we ready ourselves and prepare to get back to work it’s vital that we use this time to understand how to raise and manage any concerns of neglect or abuse.

In support of the NSPCC, the free awareness training enables property professionals to gain knowledge and skills in spotting potential signs of neglect or abuse within a household, and the options available as to how to report any concerns. The awareness training provides an example safeguarding policy and procedures to include as many in the industry do not have these currently in place.

InventoryBase release property reporting protocols for safe working during Covid-19

InventoryBase, providers of property inspection software, training and outsourced reports, were quick off the mark providing a social distance-proof solution for interim property inspections. The self-service reporting function was introduced, along with a tenant pre-check out facility – enabling inspections and reports to still be completed where necessary – both remotely and safely with no face-to-face contact. 

Following the announcement that the property industry should re-open and get ready for business, there are still many questions about how to best protect staff and promote safety both within the workplace and whilst working in the field. 

As the pandemic took hold and lockdown was introduced, we saw the majority of businesses grind to a halt – including estate and letting agents, and inventory providers. 

But with the government now advising that the property industry can get back to work, it’s vital that we do so as safely as possible in order to protect ourselves and everyone else around us.

And in readiness for the eventual easing of restrictions, they have now released new property reporting protocols for safe working when using InventoryBase Workstreams. 

Both Buyer & Supplier Covid-19 Workstreams Protocols have been produced in order to offer as much support as possible to all users at every level. Each guide includes detailed information on how all parties can ensure health and safety is promoted and adhered to at each risk point.

The UK Government have released guidance on how to stay safe, control the virus and save lives, as well as additional and more specific guidance for estate and letting agents on moving home during the coronavirus (COVID-19) outbreak however InventoryBase have taken this one step further and provided specific advice for inventory clerks and their customers.

InventoryBase release free tenant self-service inspections facility to assist the lettings industry in remote working

As part of their standard service, the proptech leader has now included a tenant report template and self-inspection facility.

As we move into a period of nationwide lockdown, and all non-essential travel and work is prohibited (unless operated from home), InventoryBase has released an update to their core service to enable self-service reporting functionality to enable customers to continue to facilitate inspections. 

Whilst many letting agents have the ability to work from home, inventory clerks and providers cannot physically complete a property inspection without a visit – until now. 

InventoryBase has now launched its free self-service model as part of their property inspection platform. The service enables inventory providers and letting agents who use the software to send a link directly to tenants, including a basic report template and instructions. Tenants can complete the report using their mobile device, including uploading photos and video. 

Property inspections are now more important than ever. Landlords and managing agents still have a responsibility to ensure that rented property is safe and adheres to the standards set out in the Fitness for Human Habitation Act. 

With some members of the public already having to self-isolate for a minimum 12 weeks, it is vital that smoke alarms and carbon monoxide detectors, amongst other concerns, in all rental properties are checked regularly.
